5.2 Impact Assessment
The following section is the impact assessment for the proposes works within the subject area:
5.2.1
Direct Impacts
Demolition of structures
The proposed works do not include the demolition of significant fabric, or structures.
Physical impacts to fabric (non-demolition)
Some removal of fencing, vegetation, potential for physical impacts to the southern cottage structure
which is part of the 8Yamba9 curtilage. These impacts are considered to be minor in nature, especially as the
vegetation along Camden Valley Way within the subject area is overgrown and intrusive to the Yamba
heritage items, and the fencing is not considered to be intact.
Physical impacts to the southern 8Yamba9 structure must be avoided – management measures should be
introduced to control for this risk to heritage value. This includes when vegetation is cleared around this
structure. The landowner of 8Yamba9 should be encouraged to fulfill their obligations for minimum
standards of maintenance and care for this item, which includes vegetation management and maintenance
of structures.
Removal of setting/curtilage
Limited removal of curtilage from both items, although for both items this is considered non-significant
former agricultural land in both cases. Disruption to these curtilages should be minimised, and the
curtilages should be revised to exclude the new road reserve boundaries.
5.2.2
Indirect Impacts
Modification to significant views/vistas
The proposed works will modify the existing landscape surrounding the items; however, this is unlikely to
affect key views, or the setting or context of the items. The subject area within which the proposed works
will take place is located southwest of both the 8Yamba9 cottage frontage onto Camden Valley Way, and
former gates of the former 8Rheinbergers Hill9 item. The subject area is located out of the sightlines to
these items, in a cutting as it passes south towards Kirkham Lane. The proposed works, additionally, are
unlikely to substantially alter the nature or form of Camden Valley Way, due to the standardised nature of
current road designs.
The connection to Liz Kernohan Drive will also alter the surrounding landscape, removing green space and
replacing this with a suburban landscape. However, this is area has already had its visual landscape
impacted with suburban development, with the remaining significant views which look out towards
Camden and Camden aerodrome to the north to remain unaffected by the proposed works.
5.3 Statement of Heritage Impact
The subject area is not considered to have its own heritage value, despite the proximity to heritage items,
and is unlikely to be impacted by the proposed works. There will be some reduction in curtilage for both
items, and some removal of non-significant fencing and vegetation from along the Camden Valley Way road
reserve. There is the possibility of potential physical impacts to the southern structure within the 8Yamba9
heritage item, but these can be avoided. The proposed works will modify the visual landscape in and
around the subject area, but this is unlikely to cause negative impacts to the heritage value of nearby items
or the subject area.
